Each year we see an influx of investments across the Alps and after 35 years of close analysis on the alpine property market, it’s safe to say we know how the market moves. We have had a strong year with plenty of new properties on the market and even more exciting projects set to begin in the new year. As always, we like to give our best advice and here are the top resorts expecting a lot of demand in 2026.
Saas Fee

Saas Fee has been on a stable rise for a long time now, and we often tell clients that this is not a trend, but in fact, a constant. The investment within the village is extraordinary and the properties have exceptional value. Over the last five years, the property prices have been increasing by around 6 – 10% per year reflecting the high levels of interest. The demand is high, and the supply is fantastic.
Whether you want a second home property, or a property purely for investment purposes, Saas Fee is great for both. We have families buying in the village as they love the friendliness and familiarity, the range of activities for any age group and the fairytale feel and aesthetic of the village. There are plenty of bars, restaurants with Alpine specialities or international cuisines and a range of sports on offer, including curling and ice skating as well as the classic biking, hiking, tennis and all other summer favourites.
For clients that like to rent out their properties, Saas Fee has one of the strongest rental markets in the Alps. With glacier skiing available in the summer months, Saas Fee attracts international visitors every month of the year, meaning that people are always coming to and from the village. Global athletes even train on slopes in the summer as its one of the few resorts which offers such great summer skiing high up at 3500m.
For non-Swiss residents, Saas Fee is also an excellent alternative to Zermatt where foreigners are not allowed to buy property. Less than an hour’s drive from Zermatt, it is exceptionally easy to travel between the two iconic resorts, making day trips between the slopes highly feasible. Zermatt’s own international demand flows into Saas Fee as buyers realise that restrictions in Zermatt are quite high.

Another Swiss resort predicting a high demand is Samnaun, located right on the Swiss-Austrian boarder. Samnaun offers immediate access into the Ischgl ski area, attracting those who want to buy in Austria but cannot. Grimentz will also see continued attention due to extraordinary developments such as La Couronne et Adelaide. Year on year, Wengen successfully captures clients with its breathtaking nature and unbeatable views, to view properties in this car-free village cliquez ici.
Lech

It’s well known that Lech is one of the most exclusive resorts in the whole of the Alps with limited supply and more restrictions than most. Lech has a truly charismatic and traditional feel, and this has been successfully retained throughout the years. Being part of Arlberg’s unique microclimate, the village is snow-sure, has a high altitude (1450m) and is a quiet bubble of blissful beauty. Filled with Michelin star restaurants, top-end designer boutiques and family-run markets, Lech is one for those to appreciate quiet luxury and authenticity without high tourism.
Fortunately, we have a fantastic selection of properties in and around central Lech, Warth, Stuben and Brandnertal. In the centre of Lech, we have some exceptional apartments with ski in access to the 340 km of iconic slopes. In the Brunnenhof development we have a two-bedroom and a four-bedroom property, both boasting access to an indoor swimming pool and an impressive spa. Professional management is available to take complete care of the properties and excellent services such as private chefs and child-care are available. The location of the development is beyond ideal with all the amenities of Lech within walking distance from the door.
Over in Stuben and Brandnertal, just short drives from Lech we have two brand new developments. The Five Valleys Residences has exceptionally rare second home status meaning that owners are able to use their property at their own accord with no obligations to rent it out. For those who do wish to rent out their property, a professional rental management service is available. The properties offer between two and four bedrooms and give the option for future owners to customise the property and work with the architects.

Nexus Suiten is located in Stuben and is ideal for those seeking serenity. The properties feature private saunas, stunning interiors and owners are able to access the slopes privately via the Hubertus Hotel lift. The balconies and terraces offer open views and a strong sense of privacy.

Kitzbuhel has always been top of the radar and this is not set to change, the properties are high-end and the town is always thriving giving it great rental potential. Val d'lsere

Val d’Isere is also set to see a high level of investment in the coming year, driven both by the new developments on offer and by the resort itself being a true alpine haven with excellent snow surety. Regarded as one of the strongest alpine markets for many years, Val d’Isere continues to attract buyers who value long-term security just as highly as lifestyle. The resort is classy, popular and breathtaking, with access to 300km of skiing.
With a peak altitude of 3455m, Val d’Isere offers some of the best snow conditions in the Alps. The Grande Motte glacier ensures reliable skiing throughout the season and supports demand each year. The resort attracts international visitors every week, which continues to support strong rental potential. Both winter and summer see consistent activity, with skiing, après, designer shopping and a vibrant atmosphere that remains present throughout the year.
Val d’Isere is easily reached via Geneva airport and the Bourg-Saint-Maurice train line, making travel simple and reliable throughout the season. This accessibility works well for owners and supports strong rental demand, while the resort’s location and planning restrictions help preserve its exclusive character.
Strict planning controls and the surrounding protected land of the Vanoise National Park significantly limit new development in Val d’Isere, making approved projects rare. When a development does receive approval, it is particularly special. We currently have an excellent range of projects under construction and interest is expected to remain high going into 2026.
