A traditional farming village in the Kitzbuhel ski region, Kirchberg sits in the Tyrol province of Austria. The village is directly connected to Kitzbuhel via a shared ski area, and boasts 170km of groomed pistes. With cute, chalet style buildings and pretty Alpine scenery, this is a great resort for buyers looking for properties in the Kitzbuhel area.
Although the village is much smaller than nearby Kitzbuhel, where there are numerous boutique shops and fantastic restaurants, the centre of Kirchberg has historic buildings and some great bars and restaurants. The wooded slopes and high Alpine lakes make an attractive backdrop year round, although Kirchberg is primarily a winter resort.
Kitzbuhel itself is only a ten minute drive away, easily accessible for those looking for an evening out in Kirchberg's livelier neighbour, while Salzburg and Innsbruck airports are both only 70 minutes away. Kirchberg is also less than 2 hours from Munich airport, where the flights are both more regular and more affordable.
Kirchberg is a part of the Kitzbuhel ski area, with over 170km of slopes on the doorstep and some of the most famous skiing in Austria, including the infamous Hahnenkamm 'Streif' downhill. The ski area is not only great for experienced skiers and snowboarders, with 91km of blue runs there is more than enough for beginner and intermediate skiers to enjoy.
The ski area has fantastic snow cannon coverage, and the high altitude means that it is one of the more snowsure ski areas around. There are 500km of cross country paths around the ski area, making this one of the best areas around, and with over 50 mountain restaurants, there are more than enough sunny terraces on which to enjoy a long lunch.
The extensive SkiWelt area is only five minutes away, offering a further 279km of skiing, easily accessed via ski bus. As Austria's largest interconnected ski area, SkiWelt is an excellent choice for a day trip away from the Kitzbuhel slopes.
Kirchberg is situated amongst the scenic Kitzbuhel Alps, and the backdrop of mountain lakes, dramatic peaks and wooded slopes make this a popular hiking and mountain biking destination. There are 88km of Nordic walking trails in the area, and over 800km of bike paths, with lifts open during the summer months to make mountain biking, paragliding and hill walking more accessible.
Adventurous types can go rock climbing, or canyoning down gorges and waterfalls, while golfers can head for one of the four local courses. The best course is the Kitzbuhel Club, which is renowned for being challenging and picturesque in equal measure. The club's successful heritage and central location have made it one of the best known in Austria.
Horse riding is a big local passion, with male and female jockeys alike competing in harness races on the Rennbahn Frangl racecourse. The all men's Antlassritt on Corpus Christi is a particularly impressive local horseback event that locals and visitors alike enjoy.
There are a small number of chalets and apartments for sale in Kirchberg, with a blend of traditional architecture and sleek modern design. Those looking for a luxury ski property with access to a good ski area, will find attractive Tyrolean properties in a pretty Alpine setting.
While many of the properties in this area are good investments that can be run as businesses, there are a limited number with second home status. In general, new build apartments in Kirchberg are more likely to have second home status than the chalets and resale property on the market.
